This transaction involved cross-collateralized loans, collateral in different states and multiple long term-tenants. The borrower was in the process of restructuring and re-organizing his company and needed the cooperation of the existing 1st and 2nd lien-holders. The lenders were so well secured that they didn’t see the need to accommodate the borrower’s request and threatened to accelerate the loan. Our loan proceeds paid in full the lenders secured by the Ventura properties and we are now working on finalizing the transaction with the lenders secured by an out-of-state commercial building. With the reorg completed, stable cash-flows and equity the borrower will be in a position to negotiate re- financing with conventional sources.
